Anne Arundel County Government is currently hiring for a full-time permanent, safety-sensitiveBuilding Inspector (Construction Code Inspector) position in the Office of Inspections and Permits. This is skilled work in securing and maintaining compliance with County and national codes and regulations governing existing and new building construction, alteration, and repair.
NATURE AND VARIETY OF WORKWork involves responsibility for inspecting new and existing structures through the entire installation on industrial, commercial, and residential construction for compliance with established codes and regulations.
Work also involves responsibility for inspecting plans, blueprints, and diagrams of industrial, commercial, and residential building construction, alteration, and repair and for inspecting the construction at the construction site for compliance with legally established requirements.
Work requires the exercise of independent judgment in the interpretation of codes and regulations in the area of specialization. Work is performed under general supervision, within established policies, regulations, and technical guidelines, and is reviewed by a superior for code conformity through conferences and reports.

ALL CONSTRUCTION CODE INSPECTORS:- Performs code compliance inspection work for conformance to codes, ordinances, and standards and to detect potential hazards.
- Review complaints from contractors, citizens, and other County agencies about non-permitted work, unsafe installations, and code violations; prepare complaint reports.
- Confers with contractors to resolve installation problems related to code interpretation, correction of code violations, and alternative installations to meet the intent of related codes.
- Prepares written stop work orders, pass/fail notices, and/or citations for violations or corrective action to construction professionals and the general public.
- Maintains and updates computerized databases on plans with permits and licensed electrical contractors and electricians, master plumbers and contractors, and licenses required by the status of inspections.
- Review contractors' licensure for code compliance and periodically check to ensure that licenses required have been issued; file complaints with appropriate discipline if a license has not been issued.
- Performs field inspections, prepares reports of findings and recommendations, and offers testimony at hearings on violations.
- Maintains a permit file of appropriate permits issued and coordinates inspection schedule through an automated inspection system. Enters inspection results in a computer.
- Performs related work as required.
BUILDING SPECIALIZATION:- Conducts varied building inspections and reviews plans and specifications for construction, alteration, or repair of various structures such as private homes, multi-family residences, and commercial and industrial buildings.
- Checks for possession of permits; checks for conformity with building codes and approved plans and specifications; checks soil conditions for footing, size of excavations, setbacks, and foundation walls.
- Inspects old and dangerous structures that may be subject to condemnation, especially for structural, safety, and other hazards; condemns structures that jeopardize public health, safety, and welfare.
- Performs business occupancy inspections; checks for proper building construction; makes inspections on complaints; performs wood stove and chimney inspections.
- Confers with and advises contractors, owners, architects, attorneys, and the general public relative to the interpretation and application of the building codes and other applicable laws, ordinances, and regulations; issues notices and warnings; posts stop work orders as required; attends hearings and appears in court; prepares and maintains necessary records and reports.
KNOWLEDGE, SKILLS, AND ABILITIESALL CONSTRUCTION CODE INSPECTORS:- Ability to use methods and techniques to detect and locate defective installations and to ascertain the stage of installation when defects are most easily found and remedied.
- Ability to establish and maintain effective working relationships with other employees, contractors, craftsmen, and the public when addressing inspections and regulatory matters and to enforce applicable code regulations with firmness, tact, and impartiality.
- Ability to read and interpret plans, blueprints, diagrams, and specifications as related to installations and modifications of inspection.
- Ability to calculate mathematical formulas and use other math skills as defined by area of discipline.
- Ability to operate a computer and to research permit files.
- Ability to climb ladders and scaffolding, use hand tools and lift objects weighing up to 50 pounds.
- Ability to communicate effectively in writing and orally.
BUILDING SPECIALIZATION:- Thorough knowledge of the methods, materials, and techniques involved in building construction, repair, and alteration.
- Considerable knowledge of possible defects and faults in building construction and of effective corrective measures.
- Considerable knowledge of regulations and laws relating to building construction.
Education: Graduation from high school.
Experience: F
our or more years of experience as a journeyman plumber, journeyman HVACR mechanic, journeyman electrician, or in building construction; State certificate in building inspection, International Code Council certification in building, plumbing, electrical, or HVAC mechanical, or a Master Trade License issued by the State in plumbing, electrical, or HVACR mechanical; and a valid non-commercial Class C motor vehicle operator's license.NOTE: This position is Safety Sensitive, and employees in this position are subject to Controlled Dangerous Substance (CDS) and Alcohol Testing.
Preference will be given to candidates who possess the following:- Two (2) or more years of technical and trades experience in a variety of construction work, including inspections.
- Experience with reading and interpreting maps and/or plans.
- Experience with inspecting work performed per engineering plans and permits.
- Experience planning work for and supervising subordinate inspectors.
