Job Summary: The City of Fredericksburg is seeking a Facilities Maintenance Manager to oversee and direct the operation of city-owned and leased buildings. This role involves managing repairs, preventive maintenance, and custodial services, with a focus on HVAC, electrical, and solar systems. The position also includes managing the City parking garage and associated staff.
Essential Responsibilities and Duties:
Oversee operations of Facilities Maintenance Management, including routine and preventive maintenance, custodial tasks, and minor repairs
Ensure efficient division operations while minimizing operational expenses
Supervise and administer renovation and facility service contracts
Maintain facility standards including ventilation, air quality, cleanliness, and sanitation
Direct the preventative maintenance program and related software
Manage remodeling, renovation projects, and supervise maintenance personnel and contractors
Develop and manage budgets, review expenditures, and coordinate purchases
Ensure compliance with regulatory inspections and safety requirements
Manage recycling, waste management, and facility-related environmental requirements
Oversee utility systems, HVAC, mechanical systems, and building automation
Interpret safety, fire, and public access regulations
Integrate climate and energy projects into work plans
Manage inventory and purchase necessary supplies and equipment
Lead staff management, including task assignment, performance evaluation, and training
Education and Experience:
High school diploma or equivalent with 7+ years in facilities management OR
Trade school certificate/associate's degree with 5+ years in facilities management OR
Bachelor’s degree or higher with 3+ years in facilities management
Special Requirements:
Valid driver's license from the Commonwealth of Virginia
Preferred: Certifications such as Certified Facility Manager (CFM), Facility Management Professional (FMP), and HVAC, electrical, or plumbing certifications
Skills:
Comprehensive knowledge of building maintenance and mechanical systems
Effective organizational, communication, and leadership skills
Ability to work with diverse teams and maintain effective relationships
Proficiency in using facilities management software and office equipment
Physical Conditions & Work Environment:
Light work: Ability to lift up to 20 lbs. occasionally
May involve emergency on-call duties and exposure to various environmental conditions
Regular activities: sitting, standing, walking, lifting, and operating City vehicles
