SUMMARY:
Reporting to the Director of Construction, the New Construction Field Manager (FM) will be responsible for the overall coordination of builds/projects completed by Superintendents in the field. The FM will work with Superintendents to keep builds on schedule and manage the Superintendent team to further efficiency and productivity in the field. The FM will report to the Director of Construction, keeping them informed of daily operations on site and working with the Director to meet deadlines for new build starts. The FM will also work with the Director to create effective teams on-site and determine the placement of Superintendents and AmeriCorps in the field. The FM will ensure that future projects are ready to start on time, working with managers across the construction team to verify sites are ready and materials are ordered and scheduled to drop when needed.
The FM will work with the Superintendents to further develop Superintendents/AmeriCorps through training on-site (the Superintendent will be responsible for running). This is a Full Time Exempt position, including weekend work, Saturdays, and occasionally Sundays. The FM will likely spend an average of at least five days per week, Tuesday – Saturday (40-hr week with 8 hours days).
ESSENTIAL FUNCTIONS:
Supervisory Responsibilities
- Oversee the construction process on all HFHWC homes
- Manage all Construction Superintendents and AmeriCorps, including conducting biweekly one-on-one meetings and yearly reviews
- Instruct Construction Superintendents in the carpentry skills needed to lead volunteers in the various stages of residential construction
- Ensure Habitat Wake construction standards are met and conduct regular walk-throughs with the Construction Superintendents to make sure that all homes are constructed to those standards
Site Management Responsibilities
- With Construction Superintendents, manage and coordinate all activity on the construction site
- Read and interpret building plans and specifications
- Maintain appropriate staff presence on worksites
- Coordinate deliveries and returns in conjunction with Construction Admin Manager and Logistics Manager
- Coordinate the scheduling and efficient use of subcontractors in conjunction with the Construction Superintendents
- Responsible for maintaining a safe and clean site, with an emphasis on material storage, recycling, and trash
- Maintain house construction schedules to meet expected timelines
- Coordinate the scheduling of municipal inspectors through the CS’s, and meet with inspectors as necessary.
- Ensure the proper development and use of work lists and checklists through the CS’s, including daily volunteer work schedules, and pre-construction, rough-in and final inspections, walk-throughs, and warranty checklists.
- Ensure compliance to the Advanced Energy program and other building programs in which the Affiliate may be involved, including inspections and re-work.
- Work with the Director of Construction to make assignments to houses for upcoming builds
- Working with the Director of Construction to ensure the sites are ready to build on by Day 1 Wall Build
- Directly manage new home construction process and individual projects, as needed
- Work on some aspects of land development projects, as needed and coordinated in conjunction with the Director of Construction
- Reduce material waste
Volunteer Supervision
- Coordinate the work and training of volunteers, coordinate the work and training of volunteer site supervisors, and communicate the required standards to volunteer workers.
- Oversee preparation of the work site for volunteer workdays
- Ensure organization of tools and materials before and after every workday; communicate any needed materials to the Construction Admin Manager and Logistics Manager
- Assure that all safety standards are being observed
- Be prepared to lead volunteer groups as needed
- Work with Construction Superintendents to allocate volunteers to houses as needed to ensure a good volunteer experience and a smooth construction process
- Communicate volunteer needs to Director of Construction/Director of Volunteers
KNOWLEDGE, SKILLS AND ABILITIES:
- Detailed knowledge of techniques and principles of construction.
- Knowledge and understanding of the North Carolina Building Code.
- Valid NC Driver’s License and licensed vehicle.
- Possession of or willingness to obtain an NC General Contractor’s License.
- Demonstrated administrative, communication, financial, and leadership skills.
- Diversity training/experience. Working in an environment with people of varying ethnicities, religions, and socio-economic backgrounds.
- Safety/First-Aid training for emergencies on-site.
- Attention to detail and overall quality control.
- Excellent skills with technology devices including computers, faxes, phones, photocopiers, calculators, etc.
- Technical understanding of land and infrastructure design and associated blueprint reading and terminology.
SUPERVISORY CONTROLS:
The FM will keep the Director of Construction fully apprised of the daily operations of the construction department and upcoming programs and changes. Formal reviews are held annually by the Director of Construction.
GUIDELINES:
Adherence to Affiliate strategic plan, included within Habitat Wake’s overall plan and mission. Additional employee guidelines are provided in the HFHWC Policy and Procedure Manual. All construction practices are in accordance with North Carolina Building Codes and specific municipalities' building codes.
COMPLEXITY:
Responsibilities involve multi-tasking several activities with differing deadlines, importance, and stakeholders requiring exceptional ability to organize and prioritize work and manage time. Ongoing training (e.g., building techniques, practices, materials, etc.) is critical.
SCOPE AND EFFECT:
All work must comply with applicable laws and construction codes, as well as Habitat Wake’s guidelines, policies, and mission statement.
CONTACTS:
FM has frequent contact with other HFHWC staff, families, volunteers, and sponsors; as well as city inspectors, and sales reps. and suppliers, and subcontractors.
PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to be on their feet for long periods of time. The employee frequently is required to stand, walk, bend, stoop, carry, and use hands to fingers and reach with hands and arms. This position requires the ability to frequently lift products and supplies, up to 75 pounds.
WORK ENVIRONMENT:
This job operates primarily in a residential construction environment and can require operating equipment such as a forklift, power tools, hand tools, ladders, pallet jacks, and other material handling equipment. Works in outside conditions that can include heat, humidity, and high noise levels.
Supervisory Responsibilities
The New Construction Field Manager will provide direct oversight, training, and supervision to Construction Superintendents, AmeriCorps members, and construction volunteers. FM will also provide direct oversight of the new home construction projects.
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS:
- At least 3 years of experience in the residential construction industry
- Experience leading/supervising volunteers
- Excellent communication skills with a strong passion for the organization’s mission
- Self-motivated with the ability to work independently and as part of a team and with great energy and persistence. Experience working with diverse constituencies
- Proven organizational skills including the ability to manage multiple tasks and projects simultaneously and produce high-quality results quickly and on time
- Critical thinking, problem solving, accuracy, and attention to detail
- Available to work weekends and evenings
