POSITION: Supervisor of Facilities - ESSENTIAL PERSONNEL
LOCATION: District Administration Building
WORK YEAR: 12 Months
COMPENSATION: Refer to Colonial Administrator Salary Scale
FLSA STATUS: Exempt
REPORTS TO: Director of Operations
POSITION GOAL: To plan for major and minor capital improvements, assist in managing District construction projects, and facilitate the daily operations of the custodial/maintenance departments.
Minimum Requirements
The requirements listed below are representative of the knowledge, skills, and/or abilities required.
- Bachelor's Degree in related field preferred or a minimum of seven (7) years of equivalent work experience in facilities management
- Minimum of five (5) years' experience in facilities management and supervision of personnel
- Experience with the requirements of managing school public works projects within the State of Delaware.
- Knowledge of and experience with construction related trades and activities
- Experience with building operations and custodial/maintenance services
- Knowledge of Building Automation Systems (BAS) preferred
- Knowledge of and experience with Maintenance Management Systems
- Experience with staff development and training preferred
- Demonstrates computer literacy (Google Docs, Google Sheets, Word, Excel, Outlook E-mail, etc.)
- Experience with procurement in a regulated environment preferred
- Ability to handle multiple projects simultaneously that involve specific timelines, communicate effectively with other staff, deal with unexpected situations, and remain calm in emergencies
- Demonstrates willingness to assume additional responsibilities
- Acceptable Criminal Background Report and no entries on Child Abuse Registry.
Essential Duties And Responsibilities

- Work collaboratively with all stakeholders in providing a high level of service and reliability
- Build and maintain an expert understanding of all District buildings’ MEP systems to develop short-term and long-term maintenance plans for upgrades and replacements.
- Supervise the Custodial and Maintenance Specialists and provide direction and guidance to Facilities Services staff (custodial, maintenance & grounds) on operational and fiscal issues related to construction, facility maintenance, and custodial services.
- Provide expert guidance and recommendations to district leadership in the administration of the District’s Capital Improvement projects, including both major and minor Capital improvements.
- Maintain positive relationships and effective communications with all School District staff, Board Members, community, and government agencies.
- Participate in the recruitment, hiring, and training of new custodial/maintenance staff.
- Prioritize and manage maintenance projects which routinely must be initiated, modified and completed within a specific time frame with limited resources.
- Communicate with contractors, vendors, architects, and trades throughout the duration of projects.
- Demonstrates knowledge of the Collaborative Agreement between the Colonial School District and American Federation of State, County and Municipal Employees, AFL-CIO Local 218 of Council 81
- Assist in the preparation and submission of reports required by the Department of Education and school district.
- Assist in the planning of Facilities Services staff development programs/activities.
- Serve as a member of the District’s Facilities Renovation Review Committee
- Assist in purchasing and managing maintenance and custodial equipment, tools and inventory.
- Administer the Facilities Services budget and ensure the proper accounting for regular expenditures and capital projects across multiple funding sources.
- Shall perform other tasks and assume other responsibilities as may be assigned.
Essential Personnel
Work emergencies during and outside the scheduled workday, including weekends and holidays such as:
Flooding in a building
- Response to alarms
- Water damage after a storm
Respond on district-issued phone to calls during and outside of the normal workday, including weekends and holidays.
