Performs difficult skilled technical work planning, coordinating, and directing or performing the implementation of the Facility Maintenance Plan; plans, coordinates, and assigns all maintenance and janitorial activities/tasks; and supervises the Facilities Supervisors and Facilities staff. Work involves providing input on policies, setting goals, tasks, and managing work of the Facilities team under the general direction of the Facilities Services Director. Continuous supervision is exercised over personnel within the Facilities Department.
Plans, schedules, coordinates, performs, or directs maintenance and repair of buildings, grounds and related systems components including HVAC, mechanical, plumbing, electrical, security, energy management, emergency generators, and other systems.
Uses independent judgment providing supervision and leadership to personnel under position’s span of control; makes and participates in decisions on matters of hiring, transfer, suspension, layoff, recall, promotion, discharge, assignment, reward, adjusting grievances or disciplining employees under position’s span of control; sets goals and objectives for others to work towards and monitors performance; creates and maintains a positive work environment fostering effective performance of staff. Manages contractors and vendors providing contracted maintenance services, including parking area maintenance.
Responds to County staff for facilities-related requests, systems alarms, and emergency breakdowns and problems; ensures that vital service is restored to County facilities; remains on on-call status for a 24-hour schedule.
Coordinates with other Departments and agencies including the Risk Manager, City utilities, and other local jurisdictions on maintenance projects, purchases, and activities.
Participates in facility maintenance planning and record keeping; generates reports regarding preventative maintenance, regular inspections, and other pertinent information.
Provides input and recommendations to the Facilities Services Director on matters relating to the annual operating budget including staffing, tools, equipment, and fuel.
Participates in planning for building remodeling and/or new building construction.
Performs other duties and activities as assigned.

Special Requirements
State of Minnesota First Class C grade or higher Boiler Operator license upon hire.
State of Minnesota Chief Class C grade or higher Boiler Operator license is preferred.
Requires the ability to pass a BCA background check.
A valid driver’s license or evidence of equivalent mobility is also required upon hire.
Forklift Certification With-in 6 months of hire
Education and Experience
High school diploma or GED, and five years of experience in custodial/maintenance with HVAC and 2 years of supervisory experience, or equivalent combination of education and experience.
