The City of Pearland, TX is seeking a Full-Time Redevelopment Director to lead and improve aspects of the day-to-day operations of our Pearland Economic Development Corporation (PEDC).

The Full-Time Redevelopment Director earns a competitive annual salary of $87,130.29 - $135,051.95, based on qualifications.

A DAY IN THE LIFE AS A REDEVELOPMENT DIRECTOR
Job Summary
The purpose of this job within the organization is to work with private-sector developers and investors, City of Pearland staff, and other relevant stakeholders to advance redevelopment efforts across the City with a specific emphasis on implementing recommendations from development plans and the Pearland Retail Analysis.
This job works under administrative supervision, developing and implementing programs within organizational policies and reports major activities to executive level administrators through conferences and reports.
Essential Functions
- Identify strategic opportunities to implement recommendations of the Old Town Revitalization Plan, SH 35 Corridor Redevelopment Strategy, Broadway Corridor Development Plan and the Pearland Retail Analysis. Recommend governmental measures affecting land use, public utilities, community facilities, and housing and transportation to control and guide community development and renewal.
- Act as primary liaison between the City, private developers, brokers and various strategic partners to address concerns and resolve issues related to redevelopment; strategically convey the needs and desires of targeted stakeholders to city officials. May participate in business prospect and pre-development meetings.
- Develop incentives policy recommendations and strategies to encourage new investment in focus areas by individuals and development groups. Evaluate and recommend development projects that enhance the focus areas economic vitality. Develop financing models, plans and cost estimates to show the impact of proposed redevelopment projects, taking into consideration the costs and benefits of a project and emphasizing fiscal responsibility and taxpayer value.
- Perform property research using related software, maps, surveys and legal descriptions.
- Discuss appropriate land use controls and other related ordinances with citizens, developers, real estate agents and staff, and work with staff to utilize the Comprehensive Plan and Unified Development Code to determine the intended use for different areas of the community.
- Assist in the implementation of the Corporation's strategic plan and program of work including goals, objectives, policies, and procedures of Pearland's redevelopment and corridor areas.

Requirements
Minimum Education and Experience Requirements:
- Requires a Bachelor's Degree in business administration, public administration, finance, planning or closely related field.
- Requires five (5) years of experience working with brokers, developers, and prospective investors in commercial real estate markets within the Great Houston area, or closely related experience.
Special Certifications and Licenses:
- Valid Texas Driver's License
- Commercial Real Estate License is a plus
