- Performs complex preventative maintenance and repairs at City facilities, including floors, walls, carpet, windows, mechanical and electrical systems, plumbing systems, and exteriors including roof, walls, walkways, rails and lights.
- Troubleshoots and repairs HVAC, electrical, mechanical, plumbing, fire/life/safety, elevators, emergency generators, ice rink refrigeration, pneumatic controls, and energy management systems.
- Assists Facility Operations Manager in performing inspections, documenting results, and managing records.
- Provides work direction to internal staff and contractors in HVAC, electrical, and mechanical trades.
- Assists Facilities staff in resolving issues in their specialty areas.
- Creates and maintains records and inventory for work orders, inspection forms, building equipment, preventive maintenance, and utility and energy usage.
- Performs snow removal of sidewalks, applying salt where needed and ensuring all walkways are maintained in a safe and appropriate manner.
- Supports interdepartmental initiatives by developing skills, applying technical knowledge, assisting with projects, and training co-workers.
- Resolves complex technical and mechanical issues related to City facilities.
- Establishes schedules and provides preventative maintenance and testing of building mechanical, electrical, and safety equipment controls.
- Performs carpentry duties of a routine to advanced nature.
- Coordinates building janitorial services.
- Performs boiler inspections and maintenance duties as assigned.
- Maintains regular and reliable attendance during scheduled work hours and outside regular hours as necessary.
- Maintains positive professional working relationships with all staff levels, outside vendors and agencies, and the public.
- Performs essential position duties and responsibilities under the working conditions and physical demands described herein.
- Exhibits effective and respectful communication and interactions with other employees, supervisors, individuals from other organizations, and citizen customers.

- Extensive knowledge of carpentry tools, including but not limited to electric meters, jigs, skill saws, etc.

MINIMUM QUALIFICATIONS:- Associates degree in Industrial Building Maintenance or related field.
- Three (3) years of experience in a specialty facility maintenance area (industrial refrigeration, HVAC, boilers, building automation systems, etc.).
- Second class C boiler’s license, and the ability to obtain a first class C boiler’s license within one year of hire.
- Universal Refrigeration License with 410A Certificate.
- Valid MN Driver’s License.
PREFERRED QUALIFICATIONS:- Five (5) years of experience in a specialty facility maintenance area (industrial refrigeration, HVAC, boilers, building automation systems, etc.).
- First Class C Boiler’s License
- UHL or other building automation experience
- Ammonia ice refrigeration experience
- Key management, card access, and security camera experience
- Emergency generator experience
