Summary
Supervise the operation, maintenance, and repair of buildings and equipment.
Essential Functions
- Supervise, assign, and inspect the work of employees engaged in operating, maintaining, and repairing buildings and equipment;
- Supervise inspection, testing, and operation of heating and air conditioning equipment, plumbing systems, electrical systems, alarm and security systems, and elevators to ensure proper operation and identify maintenance and repair needs;
- Prepare specifications for routine building modifications or repairs performed by outside contractors;
- Coordinate and monitor projects to completion performed by outside contractors;
- Maintain and monitor stock of tools and supplies. Prepare requisitions for tools, supplies, and materials;
- Prepare, administer, and monitor the budget for the appropriate maintenance section;
- Coordinate and inspect the work of contracted service providers;
- Establish performance standards, establish work priorities, goals, objectives, and schedules related maintenance division operation;
- Determine and administer policies related to building maintenance;
- Assist with the inventory activities of municipal buildings;
- Oversee and coordinate special projects related to department needs and proper building operation and maintenance;
- Perform related duties as required.
Qualifications
Completion of a high school diploma with an additional three to five years’ experience in building operation and maintenance, or related construction field, including two years of supervisory experience, or any combination of relevant education and experience which provides the following:

Knowledge and Abilities
Knowledge of:
- The operation, maintenance, and repair of heating and air conditioning, plumbing, electrical, fire alarm, security, and elevator systems;
- The methods, materials, and equipment used in building construction, maintenance, and repair;
- Building safety regulations and practices;
- Computer systems related to equipment; office computer applications.
Ability to:
- Read and interpret building plans;
- Prepare specifications and cost estimates for routine repairs and modifications;
- Plan, assign, and supervise the work of others;
- Communicate effectively with others, orally and in writing;
- Operate automated HVAC systems;
- Work cooperatively with other employees;
- Utilize business software including e-mail, MS Word, and MS Excel.
Physical Requirements
- Occasionally climb stairs, ladders and other inclined surfaces;
- Frequently lift and carry up to 25 pounds;
- Occasionally lift and carry up to 50 pounds;
- Push and pull objects;
- Occasionally rotate upper trunk to the left or right while sitting or standing;
- Place arms above, at or below shoulder height;
- Coordinate eye, hand and foot movement to operate a vehicle.
