We are currently recruiting for a conscientious and dedicated Landscaper/Cleaner for our Riverton Terrace portfolio based in Tukwila, WA. Riverton Terrace is a subsidized housing property that services families, seniors age 55+, and persons with disabilities. The individual selected for this role will be responsible for performing manual work cleaning and maintaining residential facilities and grounds. The work involves a variety of indoor and outdoor tasks such as cutting grass, general landscaping and cleaning vacant units and common areas. During unit vacates, the Landscaper/Cleaner participates in demolition and make ready protocols. Additionally, the Landscaper/Cleaner will be responsible for gutter and roof cleaning and pressure washing. The Landscaper/Cleaner will also learn and assist in a variety of semi-skilled tasks involved with general maintenance of housing units. The ideal candidate will have experience performing manual labor including cleaning, working with hand tools, and yard & garden equipment. This individual will also have some knowledge of landscaping, as well as a desire to support the important work of King County Housing Authority. The Landscaper/Cleaner will:- Maintain multi-family common area grounds and landscaping; operate riding lawn mowers, trimmers, and related equipment; mow lawns, blow leaves and debris, trim and prune trees and other plants, and fertilize; replace and install landscaping vegetation, pavers, and gravel as needed.
- Clean vacant housing units; clean and remove debris from cabinets and surfaces; sweep and wash floors and walls; clean appliances, sinks, toilets, and tubs; vacuum carpets; wash windows, tracks, and light covers; strip and wax floors; paint external and internal surfaces as needed. Prepare unit interiors for upgrades and updates; remove cabinets, plumbing fixtures, electrical fixtures, carpet/pad, and debris/garbage.
- Assist Maintenance Mechanics with semi-skilled tasks in the maintenance, servicing repair, and alteration of housing units, including carpentry, painting, plumbing, irrigation, heating, air conditioning, and minor repairs to electrical and mechanical systems.
- Operate related vehicles and equipment required for the position; inspect and service equipment to maintain proper operating and safety requirements. Use the appropriate safety equipment in the completion of all tasks.
- Clean interior and exterior building common areas; clean walls, floors, and carpets; wash windows; clean and disinfect restrooms and furnishings; sweep; pick up trash and litter; use power washer to clean exterior surfaces; clean streets and sidewalks; assist with snow removal. Perform roof and gutter cleaning.
- Complete oral and written reports of work done such as snow mitigation and/or Fire Watch; complete basic records, such as work orders, time sheets, requisitions, and accident reports; log hours and material charges into computer systems.
- Perform end of the day cleaning on trucks and shop areas; organize tools; secure sheds, shops, and equipment; complete paperwork, check voicemails and emails.
- Keep current on monthly safety meetings, agency training requirements, department meetings, morning staff meetings for scheduling, and planning of priorities and deadlines.
- May respond to after-hour emergencies; diagnose and address emergency repair needs; perform variety of services including flood restoration, drywall, insulation, fire restoration, lock change, vandalism restoration, rooter, and electrical systems repairs.
Required Qualifications:
- High School Diploma or GED AND
- Minimal (less than 1 year) experience in general landscaping and/or residential/commercial cleaning.
Equivalent combination of education and experience will be substituted on a year for year basis.
Required Knowledge, Skills, and Abilities:- Knowledge of basic building maintenance methods, procedures and tools.
- Knowledge and ability to safely operate vehicles, tools and power equipment related to grounds maintenance including appropriate use and care of Personal Protective Equipment (PPE).
- Communication Skills:
- Ability to effectively communicate both verbally and in writing with supervisors, co-workers, and customers.
- Good listening skills including the ability to follow semi-complex instructions.
- Ability to read and write in the English language, as well as understand and interpret Chemical Material Safety Data Sheets (MSDS).
- Ability to perform continual manual labor (bending, stooping, standing, pushing, pulling, reaching, lifting, walking, holding hands above head, repetitive and vigorous use of appendages).
- Ability to work independently and as a member of a team.
- Ability to build constructive working relationships characterized by a high level of acceptance, cooperation, and mutual respect.
- Ability to maintain composure and adapt to changing business needs, conditions, and work responsibilities.

- Must possess a valid driver's license in order to travel regularly between work sites.

Salary & Benefits:
The starting salary for this position is $28.11 - $30.35 per hour depending on experience and education. The full pay schedule is $28.11 - $33.57 per hour.
